The Reality: I don’t even look at it.
Banks live and die by your FICO score. One late payment three years ago can get you rejected. I think that’s ridiculous.

Why? Because the land itself is the collateral. I don't need to dig into your personal financial history to know if you're a good person. If you can make the down payment and the monthly payment, you are approved. Period. Whether your score is 800 or 400, you are welcome here.

The "traditional" closing process is a nightmare of inspections, appraisals, title companies, and waiting periods. It can drag on for 30, 60, or 90 days.
