I own Golden Ridge Partners, and I sell undeveloped land in Putnam and Highlands County, Florida, with owner financing: $249 down, $199 a month, zero interest, no banks, no credit checks. Today's post is for everyone carrying a very specific picture around in their head. You know the one. A Florida house, yours, with a porch and a big loud table, where the whole family lands every year like migrating birds with casserole dishes. Some people call it the dream home. Some call it the vacation house. I call it the gathering place, and I am going to tell you the part most people get backwards: it does not start with an architect, a builder, or a Pinterest board that has achieved sentience. It starts with dirt.

I own Golden Ridge Partners, and I sell undeveloped land in exactly two places: Putnam County and Highlands County, Florida, with owner financing on every parcel: $249 down, $199 a month, zero interest, no banks, no credit checks. Which brings us to today's event. The question I get constantly is "okay, but which county?" And I want you to appreciate the position that puts me in. I have two children, and you are asking me to rank them, publicly, on the internet, for search engines. Fine. But understand my situation going in: I win either way, which makes me either the most neutral

Today's post is for everyone planning a Florida chapter on a fixed income, whether retirement is your current address or just visible from where you're standing. And I am going to open with a statistic most Florida land sellers would bury in the backyard, because you deserve the whole picture before you deserve my pitch.

I own Golden Ridge Partners, and I sell undeveloped land in Putnam and Highlands County, Florida, with owner financing: $249 down, $199 a month, zero interest, no banks, no credit checks. Today's topic is the biggest one in my world: the Florida boom. People throw that phrase around like it started during the pandemic and might end by Thursday, and both halves of that are wrong in ways that matter for anyone thinking about land. So let's do this the way I do everything: with verified numbers, an unreasonable amount of history, and jokes at no additional charge.
Read the article: The Florida Boom, Explained Honestly (It Is 75 Years Old and Still Refuses to Nap)Hi, I'm Juliana. I own Golden Ridge Partners, and I sell undeveloped land in Highlands and Putnam County, Florida, with owner financing: $249 down, $199 a month, zero interest, no banks, no credit checks. "Sleeping giant" is the most overworked phrase in real estate marketing. Nine times out of ten it translates to "we have no data but tremendous enthusiasm." So today I am going to do this properly. I brought data. I brought census numbers, news reporting, and, because I never do anything halfway, actual geology. By the end of this post, "sleeping giant" will not be a slogan. It will be a documented condition with a birth certificate roughly two million years old.
Read the article: Why Highlands County, Florida Is a Sleeping Giant (And I Brought the Birth Certificate)Hi, I'm Juliana. I own Golden Ridge Partners, and I sell undeveloped land in Putnam and Highlands County, Florida. Today we are tackling the question I get more than any other, usually delivered in the tone of someone inspecting a gift horse's teeth: how does owner financing actually work, and what is the catch? By the end of this post you will know exactly how it works, exactly where the deed lives at every single stage, and exactly what the catch is, because there is literally a section called that. I do not do mystery. Mystery is for novels.
Read the article: Owner Financing Explained: How to Buy Florida Land Without a Bank (or a Panic Attack)Hi, I'm Juliana. I own Golden Ridge Partners, and I sell owner financed land in Florida: low down payment, no credit check, zero interest, no banks. A while back I wrote a guide to every town in Highlands County, and ever since, Putnam County, where most of my parcels live, has been giving me a look. So today we make it even. This is the full tour of Putnam, town by town, with every fact verified and every joke free of charge. The short version, for the skimmers and the search engines: Putnam County sits in Northeast Florida on the north-flowing St. Johns River, about 45 minutes from St. Augustine and an hour from Jacksonville. It has five incorporated municipalities: Palatka, Interlachen, Welaka, Crescent City, and Pomona Park, plus a constellation of quiet communities in between, and it remains the most affordable county in Northeast Florida. My parcels here come with owner financing: $249 down, $199 a month, zero percent interest, no credit check, same-day approval. Now, the tour.
Read the article: Putnam County, Town by Town: Palatka, Interlachen, Welaka, and the Quiet Places In BetweenHi, I'm Juliana. I own Golden Ridge Partners, and I sell undeveloped land in Putnam and Highlands County, Florida, with owner financing: low down payment, no credit check, no interest, no banks. Today I want to talk about procrastination, and I can already feel your eyebrow going up, because a land seller writing about "the cost of waiting" sounds like the opening act of a pressure pitch. So let me set the table properly before we start. There is no countdown in this post. There is no "act now." There are no spots that are almost gone. If you find a deadline anywhere in here, it wandered in from somebody else's website and you should not trust it.
Read the article: What "Someday" Actually Costs: A Procrastinator's Honest Guide to Buying Florida LandThe word legacy has been kidnapped. It now mostly belongs to infomercials, gold coin commercials, and men in rented suits gesturing at yachts they do not own. I would like to steal the word back and hand it to something smaller, quieter, and far more stubborn: a fraction of an acre of Florida with your family's name headed for the deed. Because here is what I have learned selling land in Putnam and Highlands County: the people thinking hardest about the future are rarely the ones asking about yachts. They are parents and grandparents asking a much better question, usually a little shyly, on a Tuesday: “Could this little lot be something I start for my family?”
Read the article: How One Small Florida Lot Becomes a Family Legacy (The Honest Version)A couple of million years ago, most of Florida was underwater, and the parts that were not are still quietly bragging about it. A chain of high, sandy islands ran down the middle of the peninsula, and when the ocean finally backed off, those islands became a ridge. That ridge, the Lake Wales Ridge, runs straight through Highlands County. Which means some of the land out there has been beachfront, island, and inland Florida, in that order, without ever moving an inch. Patience pays in real estate. Ask the Ridge. So when people ask me why anyone would buy undeveloped land in a lake-covered county more than an hour from any coast, I start with the oldest pitch in Florida: this ground was here before the rest of the state, and it is still standing. Then I get into the parts you can actually use, which is what this post is for. Where the county's areas differ, who each one fits, and why the quiet is a feature and not a bug.
Read the article: Undeveloped Land in Highlands County, Florida: Which Area Fits You, and Why the Quiet Is the PointBuyers ask me two kinds of questions. The first kind is about paperwork, and I can answer those in my sleep: $249 down, $199 a month, 0% interest, no banks, no credit check, deed records in your name at payoff. The second kind is quieter and better: “What is it actually like out there?” Fair question. A parcel is not a spreadsheet. It sits in a real place, with real diners, real festivals, and, in Putnam County's case, at least two towns locked in a decades-long disagreement about fish. So today, no sliders and no calculators. Just an honest tour of the county where a lot of my land lives.
Read the article: What Is Putnam County, Florida Actually Like? An Honest Tour of the Towns Around My LandAlmost every first-time land buyer I talk to opens the conversation the same way: with an apology. “Sorry if this is a dumb question.” Then they ask something completely reasonable, like how the deed works or whether this whole thing is a scam, and I spend the rest of the call wishing more industries made people feel comfortable asking. So consider this post the answer key. If you have never bought land before, if the phrase “vacant parcel” makes you feel like you wandered into the wrong meeting, welcome. You are exactly who I built Golden Ridge Partners for, and owner financing is the reason your first purchase can be simple instead of terrifying.
Read the article: Buying Land in Florida for the First Time: Why Owner Financing Is a Beginner's Best FriendI sell vacant land for a living, which means my product does absolutely nothing. It does not beep. It does not need an oil change. It has never once demanded a software update at the worst possible moment. It just sits there in Putnam County or Highlands County, quietly minding its business while Florida grows up around it. And that, strangely enough, is the whole pitch. Buying undeveloped land now and using it later is one of the simplest, lowest maintenance ways to plant a flag in a state that keeps adding people at a pace I can only describe as enthusiastic. So today I want to walk you through why “buy now, use later” works, what it actually costs to wait, and, because I like sleeping at night, who should not do this at all.
Read the article: Buy Land Now, Use It Later: The Honest Benefits of Undeveloped Florida LandI get this question at least once a week: "Juliana, why would I buy empty land when I could just buy a house?" It's a fair question. On the surface, a house seems like the obvious play. You get a structure. You can move in. You can rent it out. It feels like you're getting more for your money. But here's what people don't realize until they're three years into a mortgage and elbow-deep in a plumbing emergency at 11pm on a Tuesday: a house isn't just a house. It's a full-time relationship. It needs attention, money, and a shocking number of trips to Home Depot.

I own Golden Ridge Partners, and I sell owner financed land in Florida: no banks, no credit checks, no hassle, and no artificial urgency, because I find urgency exhausting and so do you. I was originally going to write you a post about a secret. Highlands County was going to be my quiet little tip, the lake-covered stretch of inland Florida that nobody was paying attention to. Then HGTV parked an entire television production in the middle of my secret and renovated it on national TV. So let's adjust: Highlands County is now a formerly classified location, and I am simply the person handing you the file.

So today I'm going to answer it properly. Why undeveloped land in Florida is one of the best opportunities hiding in plain sight, who it actually works for, and my honest tips for doing it right. I promise to keep it fun, keep it true, and keep the sales pressure at exactly zero. That last part is basically my whole personality.

I own Golden Ridge Partners and I sell undeveloped land in Putnam County, Florida, which means I am legally, morally, and cheerfully required to tell you up front: yes, I have a horse in this race. The horse is small, affordable, and zoned residential. But it is my horse, and you deserve to know it exists before we go one word further. Every investment article on the internet is apparently required to include a stock photo of a man in a suit pointing at a graph. I do not have that man. I have dirt. What I also have is a stack of public numbers about this county that genuinely surprised me, and a promise to hand them to you straight, with jokes included and pressure not included. So let's talk about why Putnam County might be the most interesting quiet corner of Florida real estate right now.

They show up with a U-Haul full of dreams, a playlist of Jimmy Buffett songs, and absolutely no idea what things cost down here. Then they open Zillow. And suddenly the dream gets a lot quieter. Tampa? Half a million for a townhouse with a parking spot that doubles as your backyard. Orlando? Hope you like bidding wars and HOA fees that cost more than your car payment. Miami? I’m not even going to say a number because I don’t want to ruin your day. But here’s the thing nobody tells you when you’re Googling “affordable places to live in Florida.” There are 67 counties in this state. Sixty seven. And most people can only name about five of them. Which means there are 62 counties out there quietly minding their business, keeping their prices reasonable, and wondering why everyone keeps fighting over the same three zip codes.
