Everyone Wants to Move to Florida Until They See the Prices (Except in Putnam County)

Every year, about 300,000 people move to Florida. They show up with a U-Haul full of dreams, a playlist of Jimmy Buffett songs, and absolutely no idea what things cost down here.

Then they open Zillow.

And suddenly the dream gets a lot quieter.

Tampa? Half a million for a townhouse with a parking spot that doubles as your backyard. Orlando? Hope you like bidding wars and HOA fees that cost more than your car payment. Miami? I’m not even going to say a number because I don’t want to ruin your day.

But here’s the thing nobody tells you when you’re Googling “affordable places to live in Florida.” There are 67 counties in this state. Sixty seven. And most people can only name about five of them. Which means there are 62 counties out there quietly minding their business, keeping their prices reasonable, and wondering why everyone keeps fighting over the same three zip codes.

Putnam County is one of those counties. And it’s the one I sell land in. And I think it might be the best kept secret in the entire state.

OK But Where Even Is Putnam County?

Fair question. I get it a lot. Usually followed by a squint and a slow head tilt.

Putnam County is in northeast Central Florida. The county seat is Palatka, which sits right on the St. Johns River and has one of the most beautiful waterfronts in the state that almost nobody outside of Florida has ever heard of. The town of Interlachen is surrounded by more than a hundred lakes. Not ponds. Lakes. Real, actual, you can fish and kayak in them lakes.

You’re about an hour from St. Augustine, which is the oldest city in America and has the kind of charm that makes you want to walk around eating ice cream and pretending you don’t have responsibilities. You’re about an hour from Daytona Beach. About 90 minutes from Orlando. Close enough to everything. Far enough from the nonsense.

And the vibe? Putnam County has this old Florida energy that the rest of the state lost about fifteen years ago. Spanish moss hanging from oak trees. Country roads with no traffic. Sunsets that last forty five minutes because there’s nothing tall enough to block them.

It’s the Florida that Florida used to be. Before the condos. Before the parking garages. Before someone decided that a 600 square foot apartment should cost $2,200 a month and called it “luxury living.”

Let’s Talk About What Land Actually Costs Here

This is the part where people usually put their phone down and pick it back up again because they think they misread something.

I sell undeveloped lots in Putnam County for $249 down and $199 a month. At zero percent interest. No credit check. No banks.

A .22 acre lot. Nearly 10,000 square feet. That’s roughly ten times the size of the average American apartment. Except instead of paying rent to a landlord who takes 72 hours to fix your garbage disposal, you own it. You get a deed with your name on it. A survey showing exactly what’s yours. And the deep, primal satisfaction of standing on a piece of the earth and knowing that nobody can tell you to leave.

Your annual property taxes on undeveloped land in Putnam County are so low they feel like a clerical error. We’re talking a few hundred dollars a year. I’ve seen people spend more on a single brunch.

What People Actually Do With Their Lots

Some folks park an RV on their property and use it as a weekend retreat. Friday afternoon they leave the city, drive an hour, and suddenly they’re sitting around a fire pit on their own land with no campground fees, no reservations, and nobody named Doug enforcing quiet hours from a golf cart.

Some folks are planners. They buy now because they want to build later. Maybe a small house. Maybe a cabin. Maybe just a shed with a really nice chair and a really good view. Putnam County has flexible building codes for rural land, which means you’re not going to need a 14 month permitting process to put up a structure that would take three weeks to build.

Some folks are investors. They buy one lot, pay it off in a couple of years, buy another. They’re quietly building a small land portfolio in a Florida county that hasn’t been discovered yet. And when I say “hasn’t been discovered,” I mean the kind of situation where, five or ten years from now, people are going to look back and say “I wish I had bought when it was still cheap.”

Because Florida is adding about a thousand new residents every single day. That is not a typo. A thousand. Per day. Those people need to live somewhere. And the somewhere is slowly spreading outward from the big cities into the counties that still have room.

Putnam County has room.

The Part About Owner Financing

I do the financing myself. That’s the short version.

The slightly longer version is that I got tired of watching regular people get locked out of land ownership because banks don’t want to write a loan for a $10,000 property. The paperwork costs the bank more than the commission. So they just don’t do it. Which means if you’re a normal person who wants to own a small piece of land, you’re basically on your own.

Unless someone like me comes along and says “forget the bank, I’ll finance it myself.”

No credit checks. No pre approval letters. No mortgage application that reads like a college entrance exam written by someone who hates you. You pick a lot, put $249 down, pay $199 a month, and you’re a landowner. It’s the simplest real estate transaction in Florida and I’m not sure it’s even close.
