Highlands County Has More Lakes Than Traffic Lights (And That’s Not Even the Best Part)

I need you to understand something about Highlands County, Florida before we go any further. This county has over a hundred named lakes. A hundred. In one county. Lake Istokpoga alone is one of the largest lakes in the entire state, the kind of lake where you can spend a whole morning bass fishing and not see another boat.

And yet, when most people think “Florida,” they picture South Beach. Or Disney World. Or that one highway in Tampa where everyone drives like they’re auditioning for a movie.

Nobody pictures Highlands County. And the people who live here would very much like to keep it that way.

But I sell land for a living, so I’m about to tell you about it anyway. Sorry, Highlands County. You’re just too good to keep quiet about.

What It Actually Feels Like Here

Highlands County sits in south central Florida, right in the middle of the state. You’re about 90 minutes from either coast. Close enough to the Gulf that you can do a beach day if the mood strikes. Close enough to Orlando that you can visit the theme parks when your cousins come to town and then drive home to someplace that doesn’t charge $30 for parking.

But the real character of Highlands County isn’t what’s near it. It’s what’s in it.

Highlands Hammock State Park is one of the original Florida state parks, opened in 1931. That’s before most of the state was even developed. We’re talking old growth cypress trees, elevated boardwalks through swamp land, wildlife that has been living there longer than your family has been in this country, and an entrance fee so low you’ll wonder if they made a mistake.

Lake Placid has murals painted on buildings all over downtown. Not the kind of murals where someone spray painted their feelings on a wall at 3 AM. Real, curated, actually beautiful murals. The town also calls itself the Caladium Capital of the World, which means they grow more decorative tropical plants than anywhere else on the planet. I don’t fully understand the caladium economy but I respect it deeply.

Sebring has the International Raceway, home of the 12 Hours of Sebring endurance race. For 364 days a year, Sebring is a quiet little Florida town where people wave at each other from their porches. For one weekend, it turns into the loudest place in the state and everyone loves it.

And Avon Park, the oldest city in the county, has a downtown district with more personality per block than most master planned communities manage in their entire development.

Why Land Here Makes So Much Sense

Here’s what most people don’t think about when they think about Florida real estate. Everyone is chasing houses. Everyone is fighting over mortgage rates and bidding wars and homes that need $40,000 in repairs but are listed as “charming fixer upper.”

Meanwhile, undeveloped land in Highlands County is sitting right there. Affordable. Available. And nobody’s fighting you for it.

The property taxes on raw land here are almost comically low. We’re talking a few hundred dollars a year. You probably spent more than that on streaming subscriptions you forgot to cancel. I’m not judging. I had three at one point. One of them was for a service I’m not even sure still exists.

And the land itself? It’s beautiful in that quiet, unpretentious way that only old Florida can pull off. Oak trees. Open fields. Skies so wide you’ll start noticing what direction the clouds are moving, which is something you literally never do when you live in a place with buildings taller than two stories.

“OK Juliana, But What Am I Supposed to Do With Undeveloped Land?”

This is the question I get at least four times a week and I never get tired of answering it.

Some people buy a lot and set up a weekend getaway. RV, fire pit, camp chairs, maybe a hammock between two trees. No campground fees. No reservation system. No neighbor’s generator running at full volume six feet from your tent at midnight. Just your land, your setup, your rules.

Some people are thinking longer term. They want to build someday. A small home. A workshop. A place to retire that doesn’t cost them their entire savings to maintain. Highlands County has reasonable building requirements for rural land, and the cost of construction here is significantly lower than in the metro areas.

Some people are investors. They buy land while it’s affordable, hold it while Florida keeps growing, and let time do what time does to land values in a state that adds a thousand new residents every single day. The math isn’t complicated. More people plus the same amount of land equals land that becomes more valuable. That’s not a sales pitch. That’s arithmetic.

And some people? They just want to own a piece of Florida that they can point to on a map and say “that’s mine.” Not rented. Not leased. Not shared with a landlord who takes three business days to acknowledge a broken faucet. Theirs.
