A couple of million years ago, most of Florida was underwater, and the parts that were not are still quietly bragging about it. A chain of high, sandy islands ran down the middle of the peninsula, and when the ocean finally backed off, those islands became a ridge. That ridge, the Lake Wales Ridge, runs straight through Highlands County. Which means some of the land out there has been beachfront, island, and inland Florida, in that order, without ever moving an inch.
Patience pays in real estate. Ask the Ridge.
So when people ask me why anyone would buy undeveloped land in a lake-covered county more than an hour from any coast, I start with the oldest pitch in Florida: this ground was here before the rest of the state, and it is still standing. Then I get into the parts you can actually use, which is what this post is for. Where the county's areas differ, who each one fits, and why the quiet is a feature and not a bug.
The short version: Highlands County sits in Florida's heartland, home to about 101,000 people, more than 100 lakes, and the three Ridge towns of Sebring, Avon Park, and Lake Placid. The county's typical home value is around $238,000 as of mid-2026, up a calm 3.6 percent in a year. My parcels there run 0.22 to 0.44 acres with R-2 residential zoning, owner financed at $249 down and $199 a month, 0% interest, no banks, no credit check, with the deed recording in your name at payoff.
Where is Highlands County, Florida?
Highlands County is in south central Florida, the state's heartland, with Sebring as the county seat, sitting well over an hour from either coast. It is lake country: more than 100 named lakes for roughly 101,000 residents, including Lake Istokpoga, Florida's fifth largest lake, and Lake Jackson, 9,212 acres of water parked directly against downtown Sebring like it owns a storefront.
The county also carries one of the oldest populations in America, fifth oldest by one national measure, and I mean that as a compliment. People who have watched every housing cycle since Eisenhower keep choosing this county on purpose. When your most experienced shoppers all pick the same shelf, it is worth asking what they know.
Why buy undeveloped land in Highlands County?
Because the benefits stack in an unusual way: old high ground, absurd lake access, modest prices, and momentum that is real but not frantic.
Start with the ground itself. Ridge country is high and sandy by Florida standards, some of the oldest land in the state, and it sits far inland while coastal Florida wrestles with its own popularity. Coastal insurance premiums climbed about 42 percent between 2020 and 2024, which is the kind of number that sends people inland with a calculator and an open mind.
Then the price of entry. Zillow puts the county's typical home value around $238,000 as of mid-2026, up about 3.6 percent year over year. Not a rocket. A staircase. In a state famous for booms and hangovers, a steady 3.6 percent reads less like excitement and more like health, and health is what you want underneath a long-term land purchase.
And the momentum is not hypothetical. HGTV's Home Town Takeover filmed its third season in Sebring in 2024, airing from March 2025, which put the town's revival on national television. The Sebring raceway anchors the other end of the energy: a Florida State University study measured its economic impact at more than $603 million a year and about 7,139 jobs. When a county this quiet supports numbers that loud, the quiet starts to look like a choice rather than a limitation.
The honest caveat, always: none of this is a promised return. I am a land seller, not a fortune teller, and steady is the most I will ever claim on anyone's behalf.
Which part of Highlands County fits you?
I wrote a full tour of the towns in my Highlands County areas guide, so here I will do the version that actually matters for a land buyer: matching the area to the person.
Sebring, for people who want quiet with conveniences attached. Sebring is the county seat and the hub, built around its famous downtown traffic circle, hence the nickname City on the Circle, with Lake Jackson right against downtown. For fifty-one weeks a year it is a lake town where the loudest thing is a pontoon boat. Then every March, the 12 Hours of Sebring turns the old airbase into one of the loudest sporting events in America, running 10:10 in the morning to 10:10 at night, as it has since 1952. If you want your parcel closest to the county's everyday errands, and you do not mind one gloriously deafening week a year, this is your end of the county.
Avon Park, for people who want the quieter north end. Avon Park calls itself the City of Charm, and it has receipts, including the historic Hotel Jacaranda, where a real live elevator operator will take you up, which is a sentence I did not expect to type in 2026. The town shares the county with the Avon Park Air Force Range to the east, which is the rare neighbor that is both enormous and never throws parties you are invited to. Buyers who want small-town bones without Sebring's event calendar drift north.
Lake Placid, for people who want character per square foot. Lake Placid was renamed by Melvil Dewey, the man who invented the Dewey Decimal System, which makes it the only town I know that was reorganized by a librarian. Today it grows somewhere between 90 and 98 percent of the world's caladium bulbs, depending on who is counting, wears nearly 50 murals on its walls, and maintains a clown museum, which is either delightful or a movie premise depending on the reader. Reader's Digest once named it America's Most Interesting Town, and honestly, the caladiums alone make a case. If you want your land near a town with a personality, this is the one.
The unincorporated quiet, for people who want maximum hush per dollar. Out past the towns sit communities like Venus and Lorida, which is spelled exactly the way you think I misspelled it, near the big water of Lake Istokpoga. This is the deep-breath part of the county. No scene, no circuit, just lakes, ridge, and sky. Buyers who tell me “I want to hear nothing” get pointed here, and they call back sounding suspiciously relaxed.
What is the land itself actually like?
My Highlands County parcels run 0.22 to 0.44 acres with R-2 residential zoning, which means they are sized and zoned for a house, a yard, and a future porch habit, not a ranch and not a compound.
Three honest notes before you fall for one. First, R-2 zoning does not allow RV living, so if your plan is to park an RV and call it home, these parcels are not your match, and I would rather tell you here in paragraph form than after you have fallen in love. Second, always confirm the taxes and any county assessments on the specific parcel you want. I will help you pull the exact numbers, and it takes minutes. Third, go walk it. I will send you the precise location and directions, you visit on your own schedule, and I stay at the office with the paperwork and the strong coffee. Ancient ridge ground shows itself better in person than in any paragraph I can write, including this one.
How does owner financing work for Highlands County land?
The same way it works on every parcel I sell, because I only stock one system: $249 down, $199 a month, 0% interest, no banks, no credit check, same-day approval.
While you make payments you hold equitable interest, the contract right to that specific parcel, and when the balance hits zero the deed records in your name. At 0%, the price is the price, so every payment goes toward the land instead of quietly feeding a lender. No bank lobby, no credit committee, no suspense. The most complicated part of buying land from me is choosing between lake proximity and caladium proximity, and I am sorry to say I cannot help you there. That one is between you and your conscience.
Who should not buy land in Highlands County?
If you need a beach within walking distance, the county is more than an hour from salt water and unbothered about it, so buy coastal and wave at us from there. If your happiness requires nightlife, the murals of Lake Placid are wonderful but they are, structurally, walls. If you want to flip a parcel by Christmas, this is patient country and you will annoy mostly yourself. And if $199 a month would strain your budget, wait. The Ridge has been here a couple of million years. It is not going to be offended.

Here is my closing argument, and it is not a sales pitch, it is a field trip. Pick a parcel at goldenrp.land, call me at (407) 917-0848 or email juliana@goldenrp.land, and let me point you to the exact spot. Then drive out, stand on that high sandy ground, and remember it was an island before Florida was Florida.
If it is not your place, tell me, and I will say so right back if I agree, because I would rather lose a sale than sell you the wrong quiet. The county has more than 100 lakes. There is enough calm out there for both of our consciences.
