Today I want to talk about procrastination, and I can already feel your eyebrow going up, because a land seller writing about "the cost of waiting" sounds like the opening act of a pressure pitch. So let me set the table properly before we start. There is no countdown in this post. There is no "act now." There are no spots that are almost gone. If you find a deadline anywhere in here, it wandered in from somebody else's website and you should not trust it.
What there is, instead, is an honest look at a very human habit that quietly costs more than most bad habits, written with love by a person who has been meaning to organize one specific kitchen drawer since 2019. I am not above this topic. I am simply armed with receipts.
Nobody Decides Not to Buy Land
Here is the thing I have learned about how "someday" works. Nobody sits down, weighs the evidence, and firmly decides against a goal. That would at least be a decision, and decisions are respectable. What actually happens is quieter and sneakier: people decide not to decide. Then they decide not to decide again next month. Then the month after that. Nobody procrastinates once. They procrastinate roughly four hundred times, in tiny invisible installments, until a decade has gone by and the dream is still sitting in the mental garage under a tarp.
You know this pattern, because you are a human being with browser tabs. You have researched an air fryer for eleven straight days and "been thinking about" something that actually matters to you for six years. The air fryer arrives Thursday. The something is still waiting. We are all like this. The trick is noticing when the habit is guarding something that deserves better.
What Waiting Cost, With Receipts
I promised honest, so here is the most honest thing I can show you: not a prediction, but a record.
According to local market data reported by the Palatka Daily News, residential property in Putnam County appreciated nearly 190 percent between 2015 and the end of 2024. Now, I want to be extremely clear about what that number is and is not. It is not a promise about the next ten years. Anyone who promises you the next ten years is selling confidence, not land. What that number is, is a plain report of what the last ten years did while a lot of people were waiting to feel ready. The waiting felt free the whole time. The record says it was not.
Meanwhile, the background hum never paused. Florida is adding roughly 650 new residents every single day, and state forecasters expect the population to pass 24 million by 2027. Florida added about 650 people today. It will add about 650 more tomorrow. Not one of them checked whether you felt ready first, which I personally find rude, but here we are.
And here is the strange twist that makes the whole procrastination math so lopsided: the cost of acting is small and boring. On my Putnam parcels, property taxes on vacant land often run under $200 a year. The cost of waiting is invisible and, historically, much larger. We are wired to fear the small visible cost and ignore the big invisible one. Our ancestors needed that wiring to avoid snakes. It is less useful for real estate.
The Greatest Hits of Someday
Every "someday" runs on excuses, and after enough years in this business I can hum along to all of them. Here are the classics, and what my terms quietly do to each one.
"I need to fix my credit first." There is no credit check. Your credit score and I have never met, and I intend to keep it that way. Whatever happened in 2019 stays in 2019.
"I need to save up a real down payment." The down payment is $249. That is not a typo with missing zeros. That is the number.
"I don't want to deal with a bank." There is no bank in this story. There is no loan officer, no application the length of a novella, not even a lobby with sad instrumental music.
"The interest will bury me over time." The interest is zero percent. The math you do on day one is the math forever. Nothing is hiding in year three waiting to introduce itself.
"I don't have time for a complicated process." Approval happens the same day. The whole thing takes less time than you will spend tonight deciding what to watch.
Now, one important honesty checkpoint. If your real reason is "I'm not sure land is right for me," that is not an excuse and it does not belong on this list. That is discernment, and discernment should be respected, questioned out loud, and answered honestly. Call me and we will look at it together, and if the honest answer is that land is not your move, I will say so out loud. I have done it before and my business is better for it.
The Cost Nobody Puts in a Spreadsheet
The money is only half of it, and honestly it might be the smaller half.
Every year of "someday" is also a year you did not spend walking your own land. A year without driving out on a Saturday with coffee and standing on your quarter acre while the morning burns off the mist. A year without pacing out where the porch would go and having a pleasant low-stakes argument about it with someone you love. A year the future house stayed a vague cloud instead of becoming a plan with a spot.
Money lost to waiting can sometimes be earned back. The Saturdays cannot. There is an old proverb about the best time to plant a tree being twenty years ago, and I will not quote the rest of it, because you have already seen it on a coffee mug. But I regret to inform you that the coffee mug is not wrong.
When Waiting Is Actually Wisdom
Because I promised not salesy, here is the section a salesperson would delete.
Some waiting is not procrastination. If putting $249 down and $199 a month into land would strain the parts of your life that matter more, then waiting is not a bad habit, it is good judgment, and you should keep right on doing it. Land rewards patience, but it should never compete with groceries, and I will never pretend otherwise. Likewise, if you might need every dollar back within a year or two, land is the wrong parking spot for it, full stop.
The line between wisdom and procrastination is actually easy to find. Wisdom has a reason attached. Procrastination is what's left when the reasons have all been solved and the waiting continues anyway, out of pure habit, like flinching at a snake that retired years ago.
So do the audit. If a reason is still standing, honor it. If the drawer is empty and you're still not opening it, well. That one I understand personally, and that one is worth a phone call.
How Buying Works, Start to Finish
